What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they move around the home, they note the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage and the general layout of the home. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and sometimes go unverified — meaning you may be paying for more square footage than you have! Unless a certified appraiser has recently completed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A floorplan service will secure a fair price for your house. Living space is one of the most important elements potential buyers look for when purchasing a home — but since these values are often estimated rather than accurately measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

For agents

To make certain that your client's property closes at a price that correctly reflects true market value, we recommend requesting a home measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tactic for attracting potential buyers because they can see the layout and attributes of the home before and after a tour.
